Glenborough Realty Trust Inc., a prominent San Mateo-based real estate investment trust (REIT), specialized in acquiring and managing multi-tenant office properties across the United States. Founded in 1978, the company went public in 1996 and rapidly expanded its portfolio through an aggressive acquisition strategy targeting diversified assets in high-growth markets such as California, Washington D.C., Boston, and New Jersey. By the mid-2000s, Glenborough’s holdings encompassed approximately 8 million square feet of space across dozens of properties.
In late 2006, Glenborough Realty Trust was acquired by Morgan Stanley Real Estate in an all-cash transaction valued at approximately $1.9 billion, including the assumption of debt. Following the merger, Morgan Stanley immediately divested a significant portion of the portfolio, selling 13 properties in the Boston, New Jersey, and D.C. markets to Normandy Real Estate Partners for over $537 million.
